1. The first 30 seconds: approach and layout flow

   

How you enter a home sets the tone. We notice whether the floor plan naturally guides movement or creates bottlenecks. A well-flowing entry and sightline can boost perceived size and comfort—an advantage that’s hard to fix later.

 

   

2. Temperature, noise, and scent (maintenance red flags)

   

If HVAC systems struggle to keep temperature even, or you hear grinding baseboards or dripping faucets, it signals deferred maintenance. Odors from basement dampness or air fresheners covering pet smells can cue us to deeper issues.

 

   

3. HOA and building indicators

   

In condos, the lobby and mail area reveal management quality. Are bulletin boards current? Are lights consistent? These small tells indicate how proactive the HOA or board is with upkeep and communication.

We revisit at different hours when possible. Morning and evening light reveal orientation flaws, while ambient street or neighbor noise levels shift drastically between day and night. Photos rarely tell the full story.
